Visited this unit on Sunday. It definitely has the "wow" factor that makes you really want to like it (the backyard is really impressive). I liked that the upper unit was open and not claustrophobic. Obviously neighborhood and proximity to transit were great. Some big minuses: first, this would only work for five of us. Second, proximitity to the N might be a headache for whoever gets the front unit. Third, one vehicle parking probably means we'd have to find off-unit parking, though Kezar might be a good possibility and is close. The big draw is the deck/backyard, which as Jenny pointed out to me, is theoretically something we could do to another backyard (including installing the deck) if we had the space. I also liked that this unit had great storage and two tool rooms (one in the basement, one in the backyard). |

great transit, shops, park, safety, yard. Could move-in without unnecessary expensive upgrades so cost-effective. With Aneel in another unit, we didn't need an extra bathroom or more common space. The top unit was fairly open (not a lot of walls taking up space) and Aneel's unit shielded us from N Judah noise. Hot tub! But it is too small for entire group, there is not enough parking (although Aneel got off-street). Dave would need to up his monthly (which he is willing to do). I'm curious to see what Peter's loans would look like for this sub-group. |

Pretty nice. Great deck/backyard. Floor plan would work, though it's not ideal for me. I'd probably have to use the living room as my bedroom for length reasons. Don't know what I would do with the kitchen or the other room. Easy to sell later, because of separation of units. Neighborhood is a little dull, pricey, and somewhat foggy. The N passing my bedroom at 5am is a definite minus, but I would probably get used to it. However, if my room were the living room from the 2br, and the front unit became the music room/living room and Jenny's room/office for the combined unit, this would work well for me. |

Major cons: Parking. Tandem driveway parking is not going to cut it in that neighborhood - the driveway is too likely to be crowded in such a way that parallel parking in front of it will be impossible. So someone will have to find separate parking. Cons: Lower unit heating only exists in living room; bedrooms will need electric heat, which is expensive. N-Judah is audible. Major pros: Backyard and deck are amazing. Pros: Public transit is right nearby. I can walk to swimming pool. Grocery and hospital around the corner. |
